The Advantages of Granny Flats in Melbourne, Sydney, Brisbane, Perth, Adelaide or anywhere in Australia

Have you ever wondered exactly what a "granny flat" is? It's a small, private home that sits on the same property as a larger home. There are great benefits to renting or buying one. Is a granny flat right for you?

A granny flat is a dwelling unit that can be in the form of an upstairs apartment, a garage apartment, or a carriage house. This living unit, or small apartment, has its own entrance and they are growing in numbers and popularity.

The main advantage to having a granny flat, from the homeowner's view point, is the potential for bringing in extra income from renting out the unit. Some homeowners view the additional space as a great way to create a living place for their teenage family members to hang out, or even for their elderly parents to live. The granny flat also makes a great guest house due do its privacy.

If you have aging parents, moving them into a granny flat on your property has great advantages. By having your parents living on your property, you will be able to check in with them on a regular basis to see how they are getting along. Since the granny flat living unit is a separate from the main home, your elderly parents will still have a place of their own with a kitchen, bath, living space, and bedroom.

Another great advantage of a granny flat (or indeed a sleep out or even called bungalows) is that the energy bills will be substantially lower in this smaller living space. Many elderly couples find that they must move out from their large, spacious homes as they often find it difficult to maintain a big house and property.
Living in a granny flat can be the perfect answer for single people, young couples, or aging grandparents due to their features and pricing.

Q. Are the units (granny flats) wheelchair friendly?

A. Not every unit is built with wheelchair access, but it's no problem to modify, it just needs a ramp  and larger openings.

Q. Do you only have designs for 1 and 2 bedroom?

A. We have studio (single room, 1 bed, 2 bed, 3 bed designs but we can easily do  4 bed, 5 bed. Whatever the you require. For example a backpacker operator may require a long module that has 4 bedrooms and they want to put 2 double decker bunks in each bedroom. Again no problems we can build it.

Q. Do you only have  4 different designs?

A. We currently build 5 basic designs that are acommpanied by artists impressions but we have many, many more available.

Q. Is there a customization option for buyers?

A. Customization is a key feature of our business and big selling point for our company. We will ladly build your design.

Q. Do you have  designs with ensuite units?

A. Yes, we can build ensuites in the units.

Q. Kits, prefabricated, or both?

A. Both. We find prefabricated is popular for the cabin design, whereas the kits are more popular with a house design.

Q. What do the starting prices cover?

A.

The prices quoted are for the completed unit, that is completed and for residential use. Equipped bathroom, full kitchen, and windows, ready to go.

Price does not include council approvals, soil tests, stumping, transport costs, or for a plumber and electrician to connect to your local services. These costs will vary depending on location and distance but a general estimate will be somewhere between 5k and 10k.

How To Design A Successful Home Improvement Project

January 25th, 2012 granny--flats.com.au admin

When taking on an involved home improvement project, start with electrical and plumbing projects first. You generally want to do these prior to other jobs since they require access to the inside of your walls. It’s also easier on you to do this if you’re already renovating your walls and have them taken apart already.

If you take an old fishing tackle box, you will find it is a great way to keep assorted fasteners organized so they are readily accessible. That way when you go to hang up a picture or do another project you have the necessary hardware on hand.

Does your home need some improvement? Use your creativity to re-purpose existing items to form new types of artwork for your space. If you want to change the look of some of your artwork, you can find new and exciting frames that go well with whatever new look you have planned.

If you are doing a project with potential safety hazards, make sure you are using the proper gear. For example, if you will be lifting heavy objects always wear a back brace, and don’t forget a helmet anytime there is a risk of falling items.

Remember the paint in a room before making other adjustments. Painting the walls and ceiling before you install the floor is just common sense. No matter how well you try to protect your new floor, it will be almost impossible to avoid getting paint on it.

Air conditioners are bulky by nature, but they are a necessary evil on hot summer days. Consider using a trellis or small fence to cover the equipment and make your yard look more beautiful. Pampas grass and other ornamental grasses can also be used effectively. However, make sure you place the roots of the grass at least one foot away from the air conditioner’s edge.

When you prepare and use effective tips like these, it’s easier to avoid the hassles and unexpected costs that can happen with poorly planned home improvement projects. Grab your tools and get out there!

.

Everyone is always looking for ways to update the look of their home without having to spend too much money. An easy way to do this without spending a lot of money but still stand out is to use rugs. To re-decorate your home, or to merely make a subtle change, purchasing a few rugs can, not only modify the look, but also make your home more hospitable. There are a few things that you need to be alert to when you use rugs for home decor. Along with the things to consider is how essential color can be when using rugs in your decorating.
